County rule to know

Arizona trustee sales: winning-bid payment is due the following day

A.R.S. §33-810 requires a $10,000 bidder deposit in a form satisfactory to the trustee. A.R.S. §33-811 says the highest bidder must pay by 5:00 PM mountain standard time the following day, excluding Saturdays and legal holidays, unless the trustee agrees in writing to later payment. Failure can forfeit the deposit. Confirm the trustee’s exact payment instructions before bidding.

What to verify before acting

  • Confirm current status, date, time, location, deposit, and payment method directly with the named trustee.
  • Obtain an independent title and lien review; a recorder-name screen is not a title search.
  • Verify taxes, HOA or municipal claims, occupancy, condition, insurance, funding, and possession risks.
  • Rebuild every estimate using your own facts and licensed advisers before bidding.

Worked example

A fictional underwriting sheet demonstrates how estimates and unknowns propagate through the model. It is not current property intelligence.
