Auction process
- The trustee records and publishes a Notice of Trustee Sale; the sale takes place no sooner than 91 days after recording (A.R.S. §33-807/§33-808). An NTS recording is therefore a signal roughly three months ahead of the earliest sale date. [§33-807]
- A.R.S. §33-810 states that the trustee offers the property at public auction for cash to the highest bidder; only the beneficiary may make a credit bid. [§33-810]

Registration, deposit, and payment
- Every bidder other than the beneficiary must provide the trustee a $10,000 deposit in a form the trustee requires (cash, cashier’s check, or equivalent) as a condition of bidding (A.R.S. §33-810(A)). [§33-810]

Redemption, title, occupancy, and possession risks
- Arizona non-judicial trustee sales carry no statutory post-sale right of redemption for the trustor; the trustee’s deed conveys the trustor’s interest when recorded (A.R.S. §33-811). [§33-811]

What a buyer must independently verify — every time
- That the sale is still scheduled (call the trustee the morning of the sale).
- The opening/credit bid amount, from the trustee — not from any third-party list.
- Full lien and title search: position of the foreclosing deed of trust, senior liens, IRS liens (which carry a 120-day federal redemption right), taxes, HOA claims.
- Occupancy status and likely possession path.
- Property condition — assume interior access is impossible; underwrite repairs conservatively.
- Exact deposit and payment logistics for that specific trustee.
